We asked Fabio Frascella, owner of the Luxforsale certified Hf Real Estate agency in Rome, to tell us about his experience in the real estate field and the market trend in the last period.
A: Hi Mr. Fabio, first of all thanks for your availability. We would like to know the current trend of the luxury real estate market in the reference area of your Luxforsale Agency.
FF: The trend of the capital's luxury real estate market in 2020 has practically remained unchanged, despite the pandemic and forced closures of the last period. In 2021, the strong economic contraction, dictated by the uncertainty of the recovery, created a reduction in the number of properties on the market.
This shortage of real estate and the rush to grab the most comfortable and versatile house suitable for living and working in the same place, suggests a growth in the luxury real estate market.
A: Based on your experience in the sector, what are the most sought after properties?
FF: My over twenty years of experience as a real estate broker in the most elegant districts of Rome, has allowed me in recent years to manage and sell luxury properties. To answer your question, I must make a necessary premise. In my opinion, the properties that can be considered luxury in Rome are those whose value does not fall within the classic real estate market price. How can you give a value to properties that are an integral part of the magic of a city with 2000 years of history? What value can be given to emotions?
Imagine waking up in an elegant residence with coffered ceilings, at the first light of day while sipping a good coffee, approaching the window, intrigued by a seductive sound of water and as if by magic the enchanting and unique is revealed in front of you " Trevi Fountain ", or imagine yourself as in the movie" La grande Bellezza "on the terrace of a luxurious penthouse, overlooking the Colosseum and during the romantic dinner, while the sun hides behind the Capitol suddenly the sky turns tinges with red and Rome amazes it with one of its enchanting sunsets.
This is to tell you that as far as Rome is concerned it would be limiting to define a type of property in customer searches. The customer who buys in the luxury category in Rome is not simply looking for a property, but for the emotions it can provoke.
A: Where do the main buyers of your agency come from?
FF: Obviously, the main buyers of my agency in the last 2 years have been almost exclusively Italian, but I am sure that starting from this year we will return to work as in previous years with clients from the Soviet Union, the United States and China.
A: What are the main needs of the buyer and seller of luxury properties, in general, in your opinion?
FF: The main need for a seller is to find a professional who is able to manage and value his properties. In order to create the right enhancement process, in addition to supporting technological tools, it is necessary to know how to tell the story of the house. The ability to tell it in the right way is measured by the amount of emotions that we professionals in the sector are able to arouse in the buyer, whose only need is to find the house, with which "love at first sight" is triggered.
